Transfer Fee of $75 is due when you’ve purchased a property that included the purchase of existing unit(s) at closing.

Annual Assessment fees are $150 for 1 unit + $50 for each additional unit.
Pay by June 1.
**January 2026** Assessment fees will be changing for the 2026 water season. Due to increased cost of maintenance, insurance, and legal fees, BCLC must increase annual fees.
If you are already a member, you will receive an invoice in the spring from BCLC via text, email, or mail.
